The Low Income Housing Tax Credit (LIHTC) program is the single most important financing tool for creating and preserving affordable housing in the United States - but it can feel complex and difficult to access. This introductory session will demystify the LIHTC program and provide a practical overview of how it works, who it serves, and why it plays such a critical role in addressing housing needs across Everett and Snohomish County.

Designed for Housing Consortium members, community partners, and both emerging and experienced affordable housing developers, this presentation will walk through the fundamentals of the LIHTC structure, including the differences between 9% and 4% credits, basic eligibility requirements, typical development timelines, and key players involved in bringing a LIHTC project to life.
